I am delighted that my vendors have entrusted me to sell their home in Chrichton Court to facilitate their move to a larger property in Greenwith.
Their present home is a delightful, bluestone slate fronted villa, located in a quiet cul-de-sac, lined with established, deciduous ornamental trees. As you will see from our photographs, their home retains beautiful street appeal, with its bay window, while maintaining privacy from the low maintenance front garden.
Entering the reception area you will be surprised by the spacious high 2.7m ceilings. The main bedroom, with ensuite and built in robes, is located towards the front of the house. This room features a full length mirror on the BIR, ducted evaporative cooling, with a good sized ensuite.
Slightly to the right, moving down the hallway, are the second and third bedrooms. As with the main bedroom, these are both carpeted (new carpets throughout) and have ducting outlets for the air conditioner.
Opposite these bedrooms, we have the wet areas, being the laundry, separate washroom, separate toilet and shower/bath. The laundry has a linen press and also access to the garage under the main roof and sliding door access to the yard. The garage itself has an automatic roller door and a further separate access to the rear yard via a single door.
Proceeding down the tiled hallway, we now enter the spacious living, dining and kitchen area. This is the heart of this comfortable home. The kitchen overlooks both the living and dining area. The dining component is cleverly tiled for ease of cleaning. The stylish combustion heater resides here, providing warmth to the entire house.
The kitchen is open and spacious and again is tiled. The gas cook top compliments the gas wall oven with separate grill. There is a corner pantry for storage and the double sink has a Pura Tap (in addition to the normal ones!). The layout of this kitchen allows the chef of the family to engage in their cooking experiences, while still being able to interact with the family (or television!)
The spacious living room, with feature wall, is carpeted and serviced with a cooling duct. A sliding glass rear door leads to the split level back yard. A low maintenance garden with paving and resilient planting, is again a feature here, with a pitched roofed pergola to the side of the house for barbeques and entertaining.
This home is tastefully decorated throughout, with a number of subtle feature walls in various rooms. One gets a sense of ease of living in this property and as such it will be keenly sought after.
My clients are sad to be leaving their delightful home but are confident the new owners will thoroughly enjoy the comfortable ambience ingrained in this home. As previously mentioned they are selling this property to facilitate their move to their new home and are therefore keen to secure an acceptable contract in the coming weeks. Interested parties are encouraged to view the property via our regular open inspections on Saturdays and Sunday (please see open times) and we are happy to arrange private viewings.
