**Due to surprisingly high levels of interest in the property, I will be opening the property Thursday evening (9th August) 5.30-6.00 pm and Saturday(11th August) at 11: 30, after which I will be taking offers on a once only best offer basis after everyone has had a chance to do their due diligence and get their finances in order. My approach is designed to be as fair as possible and give every prospective buyer the same opportunity to buy this property. Naturally the highest offer with the most favourable conditions will be favoured by the vendor. The only exception to the above arrangement re offers would be if I were to receive two or more very close offers that cannot be easily split in terms of dollars and conditions, in which case a second and final opportunity will exist for those prospective buyers only.

I am advising all interested parties that it is the vendors clear preference to make a decision as promptly as possible after next Saturday's open inspection, and I am proceeding on that basis. I must stress that given the present circumstances of my elderly vendor, the less conditions attached to an offer the better it will be for her, and a quick settlement is certainly preferred. However I am encouraging all offers on the basis that one never really knows how these things will pan out and it is unwise to be discouraging any serious purchaser whatever their individual circumstances may be.
