- Quality ceiling fan.

On a hot day, you can open front and opposite balcony door allowing sea breeze through. Then run the ceiling fan. Else, as above, you have air conditioning.

- Clean and suitable curtains for an Island retreat and home.

- Plumbed sewerage - no septic tank.

- Rural dirt road with many trees.

- Billiard table with snooker and billiard balls.

- Verandas on both sides recently rebuilt.

- Rugs.

- Washing Machine and dryer.

- Shower room has bath - with spa jets that take away the aches. Adjustable jets.

- Under the house shower rose to wash the sand off after a day at beach.

- Master BR with bedroom suite. Full spring coiled base (as are other 3 singles in two other BRs. Quality mattresses in all.

- Built in large robes in two of 3 BR's, with two other cupboards down hallway = a lot of storage.

- Fridge, Microwave, Washing Machine, Dryer (and clothes line on back veranda), cutlery, plates, cups, etc. - no need for anything except your replacements. I bet you will find a tea strainer there amongst the neat home.

- Large block of land on top of hill 21.12 x 45.26 metres. Land has gentle down slope.

- Dirt road and part of Phillip Island’s rural area. Other suburbs are just paved estates that look like a Melbourne street.

- 5 mins walk to non-populated ocean beach, 2 mins by car to the walkway to main Ventnor beach with rockery. I recall camping with extended family in that car park 50 years ago when no-one knew of it.

- 10 minutes from World Motor Cycle Grand Prix Track (Bikers from interstate have paid $3000- for a week’s stay (Weekends ($400) - with bond) Plenty of people on island who clean after holidaymakers.

- 10 mins from Penguin Parade. As a child, I would sit on beach as they would walk past me to their nests.

- Cupboards full of things from games, beach gear, extra blankets, pillows, 100's magazines, etc.

- For the money - you can walk in on settlement day and only carry your clothes and food up.

- This home faces Western Port Bay.

- Kitchen, lounge and living room are in one large happy area, where one door shuts rest of house off - for toddlers and hang over sufferers some quiet area.

- Telephone line. I had this installed some 4 years ago - wiring from Telstra Pit to main living area ($300-). But as there aren't many connected, ADSL was quite adequate for this internet user - in downloading to gaming - to controlling a Melbourne based computer.

- Kangaroos and Koalas have been seen by me waltzing through back yard.
