Introduction
The objectives and principles of development control that follow apply in the Neighbourhood Centre
(Aldgate) Zone shown on Map AdHi/29. They are additional to those expressed for the whole of the
council area.
Location
The Neighbourhood Centre (Aldgate) Zone is situated within the township of Aldgate and is oriented
about the intersection of Mt. Barker, Strathalbyn and Kingsland Roads.
Desired Character Statement
Aldgate Neighbourhood Centre has a historic feel, which is contributed to by the Aldgate Pump Hotel
and the historic Aldgate Pump itself. It has a village atmosphere which is characterised by the shops,
verandahs, and streetscape generally. The main street is characterised by the continuous built
facades which have a mix of old and contemporary buildings of similar scale and proportion.
Function
The Neighbourhood Centre (Aldgate) Zone is a lower order centre than the District Centre (Stirling)
Zone, and it currently provides shops, offices and retail facilities to service the needs of the local and
surrounding population. The centre also has cafes, restaurants and a tourism related focus.
Issues
The existing pattern of development within the neighbourhood centre should also be retained. Should
redevelopment occur, replacement buildings should be consistent with the architectural style, builtform
and character of the centre. Such an approach will contribute to the retention of the distinctive
character of Aldgate. Similarly, it is important to ensure that signs on buildings are clear, simple and
in scale with the parapets and the verandahs below and do not detract from the visual quality of
buildings.
The Neighbourhood Centre (Aldgate) Concept Plan Fig NCe(A)/1 depicts the desired future
development of the zone.
OBJECTIVES
Objective 1: A zone providing for minor retail, office, tourism and service development catering
for the day to day needs of residents in accordance with the Neighbourhood
Centre (Aldgate) Concept Plan Fig NCe(A)/1.
Objective 2: Development which is consistent with the type, scale and nature of land uses
located within a neighbourhood centre and which is appropriate to the district it
serves.
Objective 3: Preservation of the small-scale atmosphere and attractive character and amenity
of Aldgate.
Objective 4: Retention and enhancement of the existing character and streetscape of the
centre as derived from the historic buildings, the continuity of verandah facades
and the gardens adjacent the railway line.
Objective 5: A safe and convenient environment for the movement of both pedestrian and
vehicular traffic within, and to and from the zone.
