The north edge of Barwon Heads, which is bordered by the Barwon River and its wetlands, is the quieter end of the now very popular seaside town. Within this precinct, Cosham Court, an established ninety-metre long sealed street containing only a small number of homes, must rate as one of the most secluded to reside on. A handful of these quiet homes (including this one) are in the fortunate position to back on to and have direct access to the Newbay reserve. And only 300 metres from the river, this makes number four Cosham Court a very peaceful and desirable location to live.

From the street, behind a low picket fence and rose bushes, the size of the home and block at number four appears smaller than it actually is. In reality there is plenty of space within the brick and tile home (and in its gardens) due to the lengthy, wedge-shaped block the home sits on.

Inside consists of four generously sized bedrooms; two bathrooms; a very spacious kitchen, dining and living area; a second lounge; and a large laundry. There is plenty of scope to alter how these rooms function should you require a more flexible or multi-generational living space. E.g. A home office, playroom or even an additional bedroom. Consequently, it is very likely to satisfy all your needs whether it becomes your new holiday home or permanent residence.

The front part of the house is designed around a wide hallway with polished hardwood floor boards. First up is the master bedroom with bay windows, a deep walk in robe and an ample ensuite.
Across the hallway is an open second lounge, practical as a parents' retreat or intimate formal lounge. Further along the hallway (prior to it opening into the open plan area) is a bedroom on each side. One is currently used as a large study. Both are spacious and light and each has built-in-robes. The fourth bedroom, beyond a large central laundry and nearby bathroom, is perhaps the largest and looks out over the rear garden towards the reserve.

The living area has masses of space and with large windows along the two north-facing sides is light and bright. It is comprised of a wide kitchen, a dining area, an informal sitting room and a carpeted lounge area. The kitchen has plenty of storage area and bench space (with a breakfast area if desired), an in-built wall oven, a double sink and a dishwasher.

Near the dining area is a doorway leading to a protected, north-facing, paved outdoor courtyard with plenty of room to entertain and relax. This is part of a rear garden that includes a generous grassed area and several bird-attracting native shrubs that frame its borders. As an enclosed area the yard becomes an ideal and safe area for younger family members to play and be seen. As mentioned, there is also direct access through a double gate from the back garden into the adjoining reserve. These gates are sufficiently wide to permit vehicle/trailer access and are an added convenience.

The home is extremely comfortable with a list of additional features that will make moving in and living here very easy. There is: a gas hot water system; a split system air-conditioner; ceiling fans; window awnings; ducted heating; a lofty double lock-up garage with access both ends; and a vegetable garden. The home is also only a short walking distance to public transport and school bus stops.

The current owners came to Barwon Heads for only a brief visit but ended up loving the town and its community so much they stayed. All residents enjoy its renowned beaches, village and recreation facilities but some residents - in special places like Cosham Court - also get peace and quiet.
